India's Global Capability Centre (GCC) ecosystem is set for significant growth, projected to host over 2,400 centres and employ 2.8 million professionals by 2030, reaching a market value of $105-110 billion. A joint FICCI-ANAROCK report highlights GCCs as major drivers for commercial real estate, contributing over 40% of office leasing activity. Bengaluru leads, but expansion into tier-two cities is increasing. This growth is attributed to cost efficiency, skilled workforce, and digital capabilities, positioning India as a preferred global hub.

India's Global Capability Centre (GCC) ecosystem is undergoing a rapid expansion, with projections indicating over 2,400 centres and 2.8 million professionals employed by 2030. A joint report by FICCI and ANAROCK reveals the market, valued at $64 billion in 2024 (up from $30 billion in 2019), is expected to reach $105–110 billion by 2030. This growth signifies GCCs as crucial generators of large-scale employment and a transformative force in India’s commercial office real estate market.GCCs are highlighted as the largest contributors to office space absorption, accounting for more than 40% of total leasing activity in 2025 (32.5 million sq. ft. out of 80.5 million sq. ft.). Key industries fueling this expansion include IT/ITeS, BFSI, healthcare and life sciences, and engineering & R&D, as global companies centralise innovation and digital operations in India.While Bengaluru remains the dominant hub with over 875 centres (29% share), other cities like Pune, Delhi-NCR, and Hyderabad each hold about 14-15% of the market. Notably, the expansion is now extending to tier-two cities such as Jaipur, Indore, Kochi, Surat, and Coimbatore, driven by lower operational costs, access to skilled talent pools, and improving infrastructure. The robust outlook is underpinned by India’s cost efficiency, deep skilled workforce, strong digital capabilities, and its ability to attract global talent, solidifying its position as the preferred global hub for capability centres. This trend ensures GCCs will continue to be a primary catalyst for India's economic and urban growth.
